Page\Park was commissioned in 2022 to develop designs for the site of a former Arnold Clark car garage on Nithsdale Drive in the heart of the Southside of Glasgow. The wedge of land sits between the Strathbungo and East Pollokshields conservation areas, and is adjacent to some of Alexander ‘Greek’ Thomson’s most notable works, including his remarkable 1-10 Moray Place. The project was granted planning permission today to allow development of the project to proceed.

Page\Park has been involved in Glasgow’s urban regeneration since the early 1980s, and is committed to the provision of high quality housing that enhances the dense urban fabric of the city. Recently nominated for the Neave Brown award, a national award recognising excellence in housing design, the practice has a legacy of developing housing that sits comfortably in its context and creates great places to live.

The proposal for Nithsdale Drive continues the tenemental tradition of the surrounding area, and is inspired by Thomson’s preference for continuous linear blocks, with refined repeating proportions. A curved end to the south of the building addresses the urban crossing of Nithsdale Road, Nithsdale Street and Nithsdale Drive. This crossing is already defined by the curved from of Thomson and Turnbull’s Salisbury Quadrant. The principal façade has a repeating rhythm of inset balconies, creating depth and interested to the street. A mansard roof with dormer windows creates additional accommodation for penthouse style flats. Blond brick will be used for the construction to blend comfortably with the surrounding sandstone.

The new tenement has 4 common closes, with step free access from the street for all flats. All flats have been designed to meet high design standards, including provision of dual and triple aspect views. The number of flats per hectare is comparable to the surrounding urbanism, ensuring a scale of development that is comfortable within the existing context.

The site will have dedicated amenity space for residents, with new soft landscaping and play provision. 60 parking spaces will be provided for residents, a balanced approach that takes into account the easy access to 3 train stations within a 10-minute walk and good connections to the city’s cycling network. Secure cycle storage will be provided for all residents.

The next steps for the project will involve detail design in collaboration with a housing developer to ensure that a high quality of construction will be achieved, to meet the expectations of the local community.
